Q: Can you hold a place before I apply?
A: Yes. We can hold a property for up to 3 weeks with a hold deposit.

Q: Do I pay first month’s rent and last month’s rent with my security deposit?
A: Normally you will not need to pay first and last month rent if your credit is good or excellent.

Q: How old do you have to be to apply?
A: You must be 18 years old.

Q: Is the deposit refundable?
A: Yes the deposit is refundable minus the cost of any outstanding charges or tenant related damages. If
you leave the property as you found it, you would be eligible to receive your full deposit. Deposits will
be returned with 45 days of your move out or receipt your forwarding address, whichever is later.

Q: Who needs a cosigner?
A: An applicant may be required to have a cosigner if they have no or slow credit.

Q: You have a property I want to rent. How do I apply?
A: You can apply on-line directly from the property ad page. However, we strongly we recommend that you contact the office to ensure the property is still available, review the qualifications, and tour the property before applying.

Q: How do I pay rent?
A: You can pay your rent directly through your online portal. You can also set up auto-payments.

Q: I want to get a pet. What do I do?
A: Please contact the office. We do have pet and breed restrictions.

Q: I want to move out, but my roommate wants to stay. What do I do?
A: You need to call the office to review the situation.

Q: My lease expiration is coming and I want to move out. What do I do?
A: Please provide a minimum 30 day written notice. Once you provide a notice, you will receive acknowledgement from the office and further instructions.

Q: Who is responsible for paying for repairs & maintenance requests?
A: As a tenant you are responsible for reporting any maintenance issues with the home. Payment responsibility for maintenance is determined by the lease agreement. The tenant is responsible for any damage caused while they reside at the home. The owner is responsible for any system failures such as appliances, heat and cooling sources, and utility supply not caused by the tenant.
