Make Rent Ready Standards
We are committed to providing safe, clean, and properly maintained homes to our residents. In order to maintain safe, clean and attractive homes for current and future tenants, it is important to have consistent application of Indiana Tenancy and Habitability Laws and Select Property Management standards. Therefore, the below items must be completed, either by the home owner or Select Property Management, before we can advertise the property for rent.
Full Rent-Ready Requirements
EXTERIOR:
- Doors and locks are all functioning properly.
- Clean front door, threshold and door jam, with no peeling paint
- Clean and swept front porch, sidewalk and steps
- Clean siding and windows( especially in the front). No dirt or moss
- Lawn, bushes and shrubs cut and trimmed
- Landscaping fresh and clean including edging, weeding, and replacement mulch as needed
- Tree branches should be cut back when touching the house
- Wild saplings should be removed from around the house
- Lawn should not have excess bald and/or uneven areas
- Gutters and downspouts should be in good condition( free of leaves and debris) and with water flowing from the house; including splash blocks as needed.
- Weeds should be treated and removed from sidewalks and around the house
- Safety railings secure
- Exterior window wells require covers
- No peeling paint on any exterior painted surfaces.
- No exterior debris around buildings or in yards
- If a doorbell is installed, it must be operational.
INTERIOR:
- Professionally cleaned to ‘Hotel Room Clean’
- Caulking in kitchen and bathrooms shall be clean, neat and free of mildew
- Windows must open, close, and lock properly with window screens in good condition. For homes built before 1980 some exception to custom wood window function may be allowed.
- All light fixtures must be in working order with working light bulbs. Light and outlet switches must matching present, undamaged, with all screws
- Carpet professionally cleaned and looking fresh
- All mechanical elements including appliances operating as designed.
- HVAC system to be in good operating condition, with a new filter installed.
- Windows in bedrooms must have clean and proper window coverings. All bedroom windows must have blinds
- All painted surfaces fresh with no mis-match touch-up areas and repainting must be done corner to corner.
- No personal property or items in the unit from the owner or previous tenants. This includes furniture, knickknacks, toiletries, shower curtains, tissue boxes, kitchen or bathroom items, soap dispenser, cleaning agents, pictures, and other miscellaneous items.
- No lawn equipment including mowers, tools, and other hardware.
- Garage floor swept and clean
- Attic access ladders must be secured.
- Carbon monoxide detectors installed within 15 feet of each bedroom. ONLY wall mounted, NO plug-in units.
- Smoke detector on each floor
- Smoke detector in each bedroom
- Back sliding glass door operates smoothly and locks property
- All light bulbs working
- Doors open & close smoothly and doorstops installed on all doors
- Bathroom caulking must be fresh and free of any mildew
- All mechanical components working as designed. Includes HVAC, plumbing and electrical systems, kitchen appliances, laundry appliances, sump pumps, water softeners, sprinkler systems, swamp coolers, gas fireplaces, water filtration systems, etc.
- Safety railings secure
- Wood-burning fireplace(s), if operational, shall be clean of any debris and have a fireplace screen or heat-proof glass doors installed. If non-operational, the fireplace opening on the interior of the home shall be permanently sealed with an aesthetically pleasing material.
AFTER MAKE READY IS COMPLETE THE PROPERTY MUST BE CLEARED OF ALL CLEAN UP, PROJECT, AND CONSTRUCTION DEBRIS- INCLUDING IN THE TRASH BINS.
